Head of Property Management Southend Essex

Our clients are a market-leading Estate Agency business that have been established for over 20 years covering South Essex.

They are looking for an experienced Head of Property Management to be responsible for the whole department ensuring that the 550 + properties under management are dealt with in an efficient and compliant manner.

You will also be responsible for managing a team of two Property Managers and one Inventory Clerk.

On offer is: -

  • An impressive basic salary of up to £40,000 (depending on candidate experience)

  • Full time Monday to Friday from 8.45am to 6.00pm

  • Working every other Saturday with day off in lieu in that week (9.00am-5.00pm)

  • Oversee a residential property portfolio of 550+ managed properties and will work alongside and oversee two other Property Managers and one Inventory Clerk.

The Head of Property Management Role:

  • Reporting directly to Company Director

  • Overseeing the property management department

  • Organising selective licensing and EPCs

  • Ensuring gas safety checks are up to date

  • Ensuring electrical safety checks are up to date

  • Arranging inventories, check in and check out appointments

  • Advising utility companies of meter readings

  • Co-ordination of estimates and undertaking of repairs by contractors

  • Negotiating and coordinating renewal contracts

  • Negotiating the return of deposits between landlord and tenant (including co-ordination of any repairs, cleaning as required

  • Drafting final statement of repairs for accounts to process

  • Day to day correspondence

  • Preparation of tenancy agreements

Head of Property Management Skills Required:

  • A calm, unflappable person, with strength of character (required when dealing with issues like return of deposits or repairs required to a property)

  • Systematic approach with strong administrative skills

  • Problem solver

  • Ability to work under pressure, whilst maintaining attention to detail

  • Computer skills

  • Full UK driving licence and own car for business use

The Head of Property Management:

  • This role is a pivotal position. The main focus is the issues surrounding property maintenance, property management and deposit resolution at the end of the tenancy.

  • It requires a special talent to keep both the landlord and tenant 'on side’.

  • For example, sometimes a tenant can get quite stressed when there is a relatively minor delay on the repair of a washing machine etc.

  • At the same time, there is the occasional landlord who may need to be pushed to spend money on his property.

  • The person who will fulfill this role successfully will need to have all of the skills listed previously.

  • The job can often be very demanding.

  • The successful applicant will also have the ability to build excellent long-term relationships with our landlords; most of whom are professionals.

  • As well as dealing with individual tenants, you will also deal with industry professionals and corporate clients.
